Home upgrades in Dayton: new roof, siding, energy-efficient windows, and a premium entry door by Thrush & Son
The Home Improvement Minute · Summer

Home upgrades are summer’s blockbusters. Long, dry days are prime time for crews, and the work you finish now is ready before fall storms and winter cold. But like any summer lineup, some features are worth the ticket more than others.

So we programmed the season like a theater. Five features, each with its own trailer, its box-office numbers from the 2025 Cost vs. Value report, and the reason summer is its moment. Grab a ticket below to start the show, then stick around for the double features and the credits. For a bigger-picture plan, see our exterior home upgrades guide.

Concession stand tipNot sure where to start with home upgrades? Fix what keeps water out first, the roof and gutters, then spend on what people see, like the front door and siding. That order protects every other dollar.

The Roof Over Your Head

Every other upgrade on this list depends on the roof. Curling or missing shingles, granules in the gutters, or a stain on the ceiling are the opening scenes of a leak. A full replacement brings new underlayment, flashing, and ventilation, not just new shingles. Before you hire anyone, read our 10 questions for Dayton roofers.

Why summerLong, dry days are ideal for tear-off, and finishing before late-summer storms means you’re covered when they hit.

Siding: The Makeover

Faded, wavy, or cracked siding ages a house overnight. New siding changes the whole look, and insulated vinyl adds a foam backer that stiffens the wall and adds insulation over the studs. Vinyl was the most used main wall material on new homes in our region in 2024. Read why in siding for your home.

Enter the Front Door

The front door is the focal point of the house, and it’s also one of the highest-returning projects in the 2025 Cost vs. Value report. A new insulated steel or fiberglass door seals out drafts and sets the color story for everything around it. Our centerpiece guide shows how to make it the star.

Why summerA door swap is usually a quick project, so it fits around summer plans and makes an instant difference before guests arrive.

Window of Opportunity

Foggy glass, sticking sashes, and hot or cold spots near the windows all point to replacement. New windows cut drafts and noise and make rooms more comfortable year-round. Our ENERGY STAR replacement guide explains how to read the label.

Why summerWhen the AC runs all afternoon, you notice which windows let the heat in. That’s the moment to measure and plan.

Gutters: The Unsung Hero

Gutters don’t show up in resale reports, but they protect the home upgrades that do. Sagging runs, leaking seams, and downspouts dumping at the foundation lead to rotted fascia, stained siding, and wet basements. Seamless gutters with the right guard keep summer downpours moving. See our gutter protection buying guide.

Why summerSummer thunderstorms test gutters hard. Watch them during a downpour, and fix overflow before fall leaves make it worse.

Which Home Upgrades Earn Their Keep?

Every summer feature has a budget and a box-office return. Here’s how four of our five headliners performed nationally in the latest Cost vs. Value report, measured by the share of cost recouped at resale.

The front door steals the show, returning more than double its cost on average in the 2025 Cost vs. Value report. Siding comes close to paying for itself. Windows and roofs return less at resale, but they’re the home upgrades that stop drafts and leaks, which is the whole plot.

Resale is only half the story. A roof that keeps water out, or windows that end the afternoon heat, pay you back every day you live in the house.

Plot twist: the tax credit ended

Older articles, including the previous version of this one, promised federal tax credits for windows and doors. According to the IRS, the Energy Efficient Home Improvement Credit isn’t allowed for property placed in service after December 31, 2025. Ask your utility about current rebates, and plan on comfort and savings rather than a credit.

Double Features That Make Sense

Some home upgrades share edges, trim, and flashing. Pairing them means one crew, one plan, and details that match.

Double feature

Roof + Gutters

The storm-season double feature

Replace them together and the drip edge, fascia, and gutters line up as one system, with one crew and one cleanup. Gutters that dump water against new roof edges undo good work.

Double feature

Siding + Windows

The comfort double feature

Window trim and siding meet at every opening. Doing both at once means new flashing and trim around each window, a cleaner finish, and one color plan.

Double feature

Front Door + Trim

The first-impression double feature

A new door framed by wider casing and fresh trim turns the entry into the focal point for a fraction of a full exterior.

Home Upgrade Questions, Answered

The questions people ask us most when they start planning summer home upgrades.

Which home upgrades add the most value?

In the 2025 Cost vs. Value report, a steel entry door replacement recouped 216.4% of its cost nationally, vinyl siding 96.5%, vinyl windows 75.5%, and an asphalt roof 67.5%. Value also comes from protection: a failing roof or gutters can damage everything else.

Can I still get a federal tax credit for windows or doors?

Not for new installs. According to the IRS, the Energy Efficient Home Improvement Credit (section 25C) isn’t allowed for property placed in service after December 31, 2025. Check with your tax professional and your utility for any current rebates.

Is summer a good time for exterior home upgrades?

Yes. Long, dry days are good for roofing and siding, and finishing in summer means you’re ready for fall storms and winter. Summer schedules fill quickly, so plan in spring if you can.

Which upgrade should I do first?

Anything that keeps water out comes first: the roof, then gutters, then flashing around windows and doors. After that, prioritize what bothers you most, whether that’s drafts, looks, or upkeep. Our exterior home upgrades guide helps you sequence a bigger plan.

Do you offer financing?

Yes. Ask about financing options during your consultation; we’ll include them alongside your written, line-item quote.

How do I keep my house cooler this summer?

Shade the AC unit, check attic ventilation, and seal drafts around windows and doors. Our cool home exterior post has more ideas, and energy-efficient home upgrades covers bigger fixes.
