Fix or Replace? A 30-Second Check

The first of our Dayton Ohio roofing FAQs is almost always the same: do I need a fix or a whole new roof? Answer three questions for a starting point. An inspection gives the real answer.

1How old is the roof?
2What are you seeing?
3How many fixes so far?
Your resultAnswer all three

Pick one answer in each row and your starting point shows up here, with the matching Dayton Ohio roofing FAQs below.

Your resultLikely a fix

A younger roof with a local problem can usually be fixed. Have it looked at soon, before a small leak reaches the decking.

Your resultTime for an inspection

Your answers point both ways. A close look at the shingles, decking, and attic will tell us whether a fix buys real time.

Your resultLikely a replacement

Age, widespread wear, and repeat fixes usually mean the roof is near the end. Start planning before the next storm makes the decision for you.

01Dayton Ohio Roofing FAQs: Cost & Value

How much does a roof replacement cost in Dayton?

It depends on the size and pitch of the roof, how many layers come off, how much decking needs replacing, and the shingle or metal you choose. For a regional benchmark, the 2025 Cost vs. Value report puts its sample asphalt shingle replacement for our region at roughly $29,000 to $32,000. Your quote is built from your roof, measured in person.

Does a new roof raise resale value?

Yes, though not dollar for dollar. In the same 2025 report, an asphalt shingle roof replacement recoups roughly two-thirds of its cost at resale. Just as important, buyers and home inspectors notice an old roof right away.

Why do roofing quotes vary so much?

Because the scope varies. One quote may include full tear-off, decking replacement, ice barrier, new flashing, and balanced ventilation, while another leaves some of that out. Compare quotes line by line, not just by the total.

Can I finance a new roof?

Yes. Our financing options start with a soft credit check that won’t affect your score, so you can see monthly payments before you commit.

02Dayton Ohio Roofing FAQs: Fix or Replace

How do I know if I need a new roof?

Watch for curling, cracked, or bald shingles across the roof, granules piling up in the gutters, daylight in the attic, a sagging roofline, or leaks that keep coming back. Age matters too: a roof past 20 years deserves a close look.

Can a leak be fixed without replacing the roof?

Often, yes. If the roof is younger and the problem is local, such as a cracked pipe boot, loose flashing, or a few blown-off shingles, a targeted fix is the right call. We’ll tell you when fixing it makes more sense than a new roof.

Can you put new shingles over my old roof?

Not always. Under the Residential Code of Ohio (Section R908.3.1.1), a roof that already has two or more layers, or one that is water-soaked or deteriorated, can’t be covered over, as the Greene County shingle roof requirements spell out. Even when an overlay is allowed, we tear off so we can inspect the decking and install the ice barrier properly.

How long does a shingle roof last in Ohio?

Typically 20 to 30+ years, depending on the shingle, the attic ventilation, and how the roof is maintained. Ohio’s freeze-thaw cycles are hard on roofs, so installation details matter as much as the product.

03Dayton Ohio Roofing FAQs: Shingles & Code

What shingles do you install?

We install GAF Timberline architectural shingles as a complete system: starter strips, underlayment, ridge caps, and ventilation that work together. That system is what qualifies a roof for coverage like the GAF Lifetime Roofing System warranty.

What is ice and water shield, and is it required?

It’s a self-adhering membrane that keeps ice-dam water from backing up under the shingles. Where the code requires it, Section R905.1.2 calls for it from the eave edge to a point at least 24 inches inside the exterior wall line of the house.

How much attic ventilation does a roof need?

Ohio’s residential code sets a minimum of 1 square foot of net vent area for every 150 square feet of attic. That drops to 1 per 300 only when the vents are balanced between high exhaust near the ridge and low intake. Poor ventilation shortens shingle life and can affect the warranty.

How do I prevent black streaks on my roof?

Those streaks are algae. Choose algae-resistant shingles, such as those with StainGuard Plus protection, keep the attic well ventilated, and trim branches that keep the roof shaded and damp.

04Dayton Ohio Roofing FAQs: Metal Roofing

Is a metal roof worth it in Dayton?

It can be, especially if you plan to stay. Metal costs more up front: the 2025 Cost vs. Value sample metal roof runs roughly $47,000 to $52,000 for our region and recoups about half at resale. See our metal roofing options to compare.

Are metal roofs loud in the rain?

Installed over solid decking and underlayment, most homeowners notice little difference from shingles. The loud reputation comes from metal fastened over open framing, like a barn.

How does metal roofing hold up to hail?

Metal won’t crack or lose granules the way shingles can, but large hail can dent some panels, especially thinner or softer metals. Ask about the panel’s impact rating and how its warranty treats cosmetic dents.

05Dayton Ohio Roofing FAQs: Storms & Insurance

What does homeowners insurance usually cover on a roof?

Most policies cover sudden damage, such as wind and hail, but not wear and tear from age. Your deductible and whether the policy pays actual cash value or replacement cost make a big difference, so read the declarations page.

What should I do right after a storm?

Stay safe, then take photos of the damage from the ground and inside. Prevent further damage with a tarp or towels and keep the receipts, call your insurance company, and schedule a storm damage inspection.

A contractor knocked on my door after a storm. What are my rights?

The Ohio Attorney General notes that if a contract came from a door-to-door sale, you generally have three days to cancel, and the seller should give you written notice of that right. The office also advises against large payments up front; pay in stages as work is completed.

Should a contractor offer to cover my deductible?

No. Your deductible is part of your insurance policy. A contractor who offers to absorb or waive it is a red flag and can put your claim at risk.

Will you work with my insurance company?

Yes. We document the damage with photos and measurements, can meet your adjuster at the house, and build our quote around the approved scope so you know exactly what’s covered.

06Dayton Ohio Roofing FAQs: Timing, Permits & Warranty

How long does a roof replacement take?

Most homes are finished in one to three days. Steep, complex, or very large roofs, and weather delays, can stretch that, and we tell you up front what to expect.

Do I need a permit to replace my roof?

It depends on your city. In Kettering, for example, the residential reroofing guide requires no permit for a tear-off with less than half the sheathing replaced, but does require a permit and inspections for a total replacement or structural work. We check the rules for your community before work starts.

What warranty comes with a new roof?

Every GAF shingle carries a manufacturer warranty, and a complete system can step up from there. Thrush & Son can register a new roof under the GAF Golden Pledge, which GAF’s 2026 brochure lists at 50 years non-prorated on manufacturing defects and 25 to 30 years on installation errors. Compare every level on our warranties page.

How do I check out a roofer?

It’s one of the most important Dayton Ohio roofing FAQs. Ohio doesn’t license roofers at the state level, so do your own homework: proof of liability and workers’ compensation insurance, local registration where your city requires it, written estimates, and references. Our guide to choosing the right contractor walks through the rest.
